Large loans are easier to obtain, and rates are starting to approach those of conventional loans.

This is the time to buy.  The Granite Falls MLS inventory is  large,  and there are plenty of excellent listings out there at affordable prices; they include everything from Puget Sound waterfront properties and multi-acre horse properties to starter homes and townhomes. Mortgage rates are low now, but if they go back up, many renters will be locked out of the Granite Falls real estate market for a long time.
